The Challenge.

Moda Living tasked Utopi with helping them solve a data collection challenge across their UK-wide real estate portfolio. As a leader in the build to rent (BTR) sector, they needed a way to measure their operational impact, engage residents with sustainable living, and monitor utility usage. The overall aim was to improve ESG performance and increase asset value.

The issue Moda had was, gathering ESG data manually is hugely time consuming and costly. They also required more real-time data to ensure regular and accurate utility usage billing.

Our Solution.

We set about building consistent data aggregation across multiple UK sites to help improve ESG performance. This data fed into Moda Living’s ESG strategy for the likes of GRESB, BREEAM, and Fitwel; while building engagement with Operations teams and Residents.

Our Approach.

Utopi worked alongside partners and the Moda development and asset management teams. And with their direction, we identified assets in their portfolio that we could have an immediate impact on, including Angel Gardens, New York Square and The Lexington.

Like most BTR assets, we had to ensure appropriate metering infrastructure was in place, so we installed submeters where needed, or gathered metering data from existing infrastructure. We worked with their onsite teams to get access to occupied rooms and amenities. A quick and wireless install into each bedroom meant disruption to residents was kept to a minimum (as fast as 5min per device), and the roll out of hardware was quick across multiple sites.

In each building Utopi installed:

  • A Utopi multisensor in each apartment and communal space – cinema rooms, gyms, etc.

  • Electricity sub meters in each apartment and all communal spaces.

  • All hardwear was commissioned by Utopi.

All data is now collected through the Utopi platform, generating over 123 Million Environmental Data Points per year for Moda Living alone.

The Outcome.

The Moda Living asset management team now have the ability to measure carbon emissions and efficiency across:

over 1,679 beds from

4,010 submeters, and

14,100 data points per hour.

Understanding consumption at the unit level allows us to:

  • Spot waste quickly

  • Reduce operational costs

  • Improve operational efficiency

  • Engage with residents to incentivise them to act more sustainably

  • Reduce carbon emissions and costs.
