The Challenge.

Harrison Street Real Estate tasked Utopi to help them solve a data collection challenge across their European Real Estate Portfolio for Build to rent (BTR) and Purpose Built Student Accommodation (PBSA). Their aim was to improve their ESG performance and increase their asset value.

What HSRE wanted to achieve was consistent data aggregation across multiple venture partners, as this data is key to improving ESG performance and feeding into their wider ESG strategy for the likes of GRESB, BREEAM and Fitwel. Enter, the Utopi solution.

Our Approach.

Utopi worked alongside partners and the Harrison Street Real Estate asset management teams across BTR and PBSA. With their direction we identified assets in their portfolio that we could have an immediate impact on.

Like most PBSA assets there was a lack of metering infrastructure in place, so we installed submeters where needed, or gathered metering data from existing infrastructure. We worked with their onsite teams to get access to occupied rooms and amenities. A quick and wireless install into each bedroom meant disruption to residents was kept to a minimum and the roll out of hardware was quick across multiple sites.

Our Solution.

In each building Utopi installed:

  • A Utopi multisensor in each bedroom, kitchen, lounge and dining room.

  • Electricity sub meters in each studio and shared living spaces.

  • All hardwear was commission by Utopi.

All data is now collected through the Utopi platform, generating over 329 Million Environmental Data Points per year for Harrison Street Real Estate alone.

The Outcome.

The Harrison Street Real Estate asset management team now have the ability to measure carbon emissions and efficiency across:

over 10,000 beds from

7,600 submeters, and

10,400 Utopi Multisensors.

Understanding consumption at the unit level allows us to:

  • Spot waste quickly.

  • Engage with residents to incentivise them to act more sustainably

  • Reduce carbon emissions and costs.
