Our Client.

Yugo are student accommodation specialists like no other. Their energy and commitment to student experience sets them apart from the rest. So when Utopi was approached by Harrison Street Real Estate to help Yugo reduce their energy consumption across their UK and Ireland PBSA assets, and help improve resident engagement around environmental data, we couldn’t wait to show the impact of our solutions.

The Challenge.

Utopi were asked to step in for one asset first, a new build student accommodation asset that needed help reducing NOI costs. That asset was The Curve.

With high energy consumption regardless of the new standard of build, our primary focus was improving energy control, reducing energy waste, and enhancing operational efficiency.

Our Solution.

Utopi Multisensors in every room to collect real-time data on environmental conditions.
Utopi Smart TRVs in every room to enable energy control. TRVs speak to the Multisensor to understand the temperature of a space.
The Utopi platform. The nerve centre of data and analytics, to allow The Curve’s site teams to stay on top of the insights in near real time.

Our Action.

The Utopi solution was installed at The Curve at the beginning of a heating season, and within 2 weeks data was being generated hourly on the asset’s environmental performance.

But what became apparent was residents weren't listening to site team’s requests. The Smart TRVs would ensure Yugo had energy control and could react to the data, to ensure they limited energy waste and kept a close eye on consumption in every space.

We’re proud of the impact we made at The Curve, and it really was a team effort. From the Utopi solutions gathering the valuable data required to shift their energy strategy, to the site teams making interventions, to the Utopi Impact Team having regular calls and data sessions with the Yugo team. And the numbers don’t lie…

Total Savings of: £43,800 in a Heating Season.

1.Achieved a 4°C Temperature Reduction.

Energy control measures allowed Yugo to set key parameters on their desired temperature of 20-21°C, and in doing so, reduce the overall asset temperature.

2. Achieved this Drop in Temperature in 1 week.

This reduction was achieved in as little as 1 week with the ability to control energy levels remotely and restrict overusage in The Curve.

3. Return on Investment in a Heating Season.

With such a significant reduction in as little as 1 week, it shows a clear route for an ROI as it translates to a £43,800 saving in utility costs across a heating season (200 days).
